2020 Fire Inspection for Residential Rentals

The City of Cape May Fire Prevention Bureau is requesting that all Residential Rental Applications be submitted no later than March 31, 2020.

A fire inspection must be completed by May 31, 2020.


An application must be filed every year. This serves as an annual update of important information and informs us if you are still renting or not. If you are no longer renting, please send a signed letter stating that you no longer rent your property.

Please complete all fields, if something is not applicable write “n/a”.

Checks are to be made payable to “City of Cape May”. Include the address of the property in the notes.

Residential rentals must submit payment with this application. The cost is $110 for the first unit and $35 for each additional unit.

“Condo units” and owners who have multiple rental properties must be registered separately.


Requests for fire inspections should be emailed to fireprevention@capemaycity.com

Include your name, property location, and the date & time period you are requesting. We have two time periods, morning (9am to 12pm) & afternoon (1pm to 3pm).

You will receive a confirmation reply via email.

We will utilize lock boxes or pick up keys from a real estate office (Cape May City offices only) at your request.  Again, this request MUST be made via email.

Note: If you are a Hotel, Motel, or Life Hazard Use please complete a Commercial Application.


Top 5 Violations for Residential Rentals

  1. Maintain the premises in a clean and safe condition.
    -Clutter will interfere with both the occupants attempting to get out and the firefighters attempting to get in.
    -Accumulation of grease in kitchens can cause a fire to spread quickly.
    -Storage around or near heating sources could cause an ignition.
  2. Fire Extinguishers must be a minimum size 2A:10BC (See picture below). It must be either new or serviced within the past 12 months by an NJ DFS licensed company. It must be located within 10’ of the kitchen. It must be mounted in a visible location OR mounted in a cabinet with a sign that depicts or indicates that a fire extinguisher is inside.
  3. Maintain your smoke alarms. Smoke alarms cannot be older than 10 years. Smoke alarms must be mounted as to the manufacturer’s directions. If you have hardwired smoke alarms, they must be maintained as hardwired smoke alarms (you cannot replace them with a battery only type).
    ***Starting in 2019 ALL battery only smoke alarms must be of the 10-year sealed battery type
  4. A Carbon monoxide alarm is required to be within the vicinity of the sleeping areas and on every level. They have expiration dates that range from 5,7, and 10 years depending on the manufacturer. Carbon Monoxide Alarms are required if you have fuel burning appliances, attached garages, fireplaces, or you are attached to a dwelling that has one of those items.
  5. Extension cords are for temporary use only. They are not to be ran underneath rugs or stapled to the wall. You cannot piggy-back extension cords onto one another or use them with a multi-plug adapter or power strip. You must only use them for what they are rated.


We prefer that you email your questions to fireprevention@capemaycity.com. Often questions cannot be answered by our office staff and will likely need an inspector to review. By emailing, you won’t have to repeat your question multiple times and it makes it more efficient for our office staff to forward the question to the appropriate inspector.
